Imperial Gardens is a 13-storey, 275-unit residential complex located in Auckland’s CBD, originally affected by significant weathertightness failures and façade deterioration. The remediation scope included the complete removal of exposed decks, defective ACM cladding, and outdated façade systems, replaced with a high-performance curtain wall, thermally broken aluminium joinery, and modernised cladding solutions.

To enhance weather resistance and simplify the architectural lines, decks were enclosed with glazed façades. The podium level was revitalised with new raised decking, artificial turf, and landscaped communal areas to support resident amenity.

A refreshed visual identity was introduced through a coordinated colour scheme inspired by Piet Mondrian, expressed through glazed elements and framing profiles. The new façade resolves thermal and moisture issues while elevating the overall architectural expression, ensuring durability, comfort, and long-term value for residents.
