211 High Street is a high-performance, four-level commercial building in central Christchurch, designed by Ignite Architects and delivered by Leighs Construction for Portus Property. The project targets 5-Star Green Star and NABERSNZ 5+ ratings, with a mass timber structural system and strong sustainability credentials.

The façade features a thermally broken curved glass curtain wall system that wraps around the upper levels, showcasing exposed glulam timber elements and maximising natural light. A bespoke GRC façade is integrated seamlessly into the curtain wall system, combining modern articulation with durability and energy efficiency.

At ground level, the building includes an open atrium lobby, full-height green wall, retail frontage, and timber-clad circulation elements—creating an inviting and biophilic environment. The façade strategy supports the project's low-carbon ambitions while delivering architectural distinction and strong visual identity in the Christchurch CBD.
